When you understand current market conditions, you are better able to position yourself as a Seller or a Buyer.  It helps to know if you are in a Seller's, Buyer's or Balanced market when setting your price.  In a Buyer's market there is a lot more competition and Buyers have plenty of choices and room to negotiate, forcing the Seller to be very competitive when setting the listing price and Buyers to be as competitive in negotiating the purchase price.

Here are some of the steps We will take to find your perfect home:

Determine Your Wants and Needs
This is the single most important step.  By asking you a series of questions we will establish what you are looking for.  Our goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet you needs.  Throughout the buying process we will maintain your confidentiality and represent your best interests.

Help You Get Pre-Qualified
This step will show you how much you can afford.  This is accomplished by speaking with your financial institution and establishing what monthly payments you will be comfortable with.

Home Shopping
We will use every available method to locate a property that matches your search parameters.  This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties.   We will disclose all known facts about the property that are likely to affect your decision.  When we find the home that meets your criteria, we will assist you in writing an offer and act as a liason between you and the seller.

Know Your Rights as a Homebuyer

Before you start, there are many laws that protect you from scams, unnecessary expenses, and discrimination in the process of homebuying.  Know your rights!

Find out How Much Mortgage Can You Afford

You can save yourself a lot of wheel-spinning if you take a minute to figure out how much mortgage you can afford.  Generally, a lender will want your monthly mortgage payment to total no more than 29% of your monthly gross income (that's your monthly income before taxes and other paycheck deductions are taken out.)  You also need to consider current loan interest rates.  The lower the interest rate, the more expensive the home you'll be able to afford.  Follow our tips and use these simple calculators to see how much you can afford in a mortgage payment.

Create Your Personal "Wishlist"

Your Wish List:  Focus on the features you want in a home: 2 bedrooms or 3?  1 bath or 2?  Garage or no garage?  Basement:  unfinished or finished?  Knowing what you're looking for will help you and your Realtor focus on the search for Your Home! 

Find a Realtor

You will want to start searching for a Realtor as soon as you decide to buy a home.  Why a Realtor:  More than just a real estate agent or broker ~ a Realtor is pledged to a specific Code of Ethics!  Talk to people whose opinions your value:  Many of your friends and relatives have probably bought and sold their homes through brokers.  Ask them who they used and what their experiences were.  Find a Realtor you think you'll be comfortable working closely with.  You can find out which agents specialize in the kind of home or the area you want simply by asking.  Note the names of agents on "for sale" signs as you drive through neighborhoods that appeal to you.  When you talk to prospective agents, ask questions!  Do they seem knowledgeable?  Are they a Realtor?  Most important, is their personal style a good fit with your own? 

Mortgages and Homebuying Programs

Many different kinds of mortgages are available to you:  Read about them!  Make sure you understand the pros and cons of each.  Your real estate agent can help you.  HUD offers some special homebuying programs.  Also, many local governments offer special homebuying programs to help low-income homebuyers.  Shop around - you may be surprised at all your options!

Shopping for a Home

Now you really begin house-hunting.  Your real estate agent will be able to find listings for you, based on Your Wish List.  But don't stop there!  You can do your own looking, and then ask Your Realtor to show you the house.  Start with the Internet:  Realtor.Com is a good start. Pick up a Real Estate and Homes Guide at our local grocery stores.  Read the real estate sections of your local newspaper.  Drive around neighborhoods that interest you and write down addresses where there are "for sale" signs.  Go to open houses with Your Personal Real Estate Agent's Card in Hand!  Try everything!  It won't be long until your locate Your New Home!

Building a Home

Home Inspections

When you make an offer on a home, it's a good idea to make your offer contingent on a home inspection, conducted by an independent authorized inspector.  Your Real Estate Agent should be able to provide you with a Professional Provider Service List.  You will have to pay for this inspection yourself, but it could keep you from buying a house that will cost you far more in repairs, down the road.  If you are satisified with the results of the inspection, then your offer can proceed.  If you aren't,you may want to negotiate, asking the seller to pay for certain repairs or asking for a lower price.

Appraisals

Your lender will require you to get an appraisal of the house you want to buy, to make sure it's worth the money that you're borrowing.  You may select your own appraiser, or you may ask your real estate agent to help you take care of that.

Homeowner's Insurance

Lenders require that you have homeowners insurance, to protect both your interests and theirs.  Like everything else, be sure to shop around for insurance that fits your needs.

Settlement or Closing

Finally, you've gone through the whole process, and you're ready to go to "closing."  We know you'll be excited, but be sure to read everything you sign!  And before you go, read this important information about your rights.
